What homes sell for, and what sellers ask
Sold prices and asking prices are different numbers from different sources, so they get separate charts. Switch any chart to "vs a year ago" to see which market is gaining or slipping fastest.
How fast homes are moving
Days on market tells you how long listings sit. The pending ratio, the number of homes under contract for every home still for sale, is the best single gauge of buyer demand.
How much is for sale
A county and the whole country can't share a scale, so listing counts are shown against each area's own 2019 average (100 = a normal pre-pandemic month). Price cuts show how much pressure sellers are under.
How many homes are selling
Closed sales, nationally and for the Deltona–Daytona Beach–Ormond Beach metro (Volusia and Flagler), each against its own 2019 average. The local count from the MLS is in the next section.

- Mortgage rates
- Freddie Mac Primary Mortgage Market Survey, weekly national averages for 30- and 15-year fixed loans. 10-year Treasury from the U.S. Treasury's daily par yield curve.
- Asking prices, listings, days on market, price cuts, pending
- Realtor.com Residential Listings Database, monthly, for the U.S., Florida, and Flagler, Volusia, St. Johns and Putnam counties. These describe homes listed for sale, not closed sales. Days on market is the median for active listings.
- Sold prices, home values, sales counts, sale-to-list
- Zillow Research: median sale price (all homes, shown as a 3-month average because small counties swing month to month), Zillow Home Value Index (typical home, smoothed and seasonally adjusted), and closed sales counts. Zillow publishes these about six weeks after the month ends, so they run a month behind.
- The local desk
- Stellar MLS, pulled by Dave Petkovsek from his own MLS account for the monthly Market Update: all residential (single-family, condo, townhome) in Flagler and Volusia counties together. Months of supply = active listings ÷ that month's closed sales. Recent months can shift slightly as late closings are entered.
- How often it updates
- The page refreshes itself every Monday and Thursday. Freddie Mac publishes its rate survey on Thursdays; the Treasury yield moves daily; listing and sales data change monthly. Each chart shows its own latest month. Data is believed accurate but not guaranteed; it isn't an appraisal or financial advice.
