"I've been doing short sales since 1994 and REO since 1998. Closed 1,000+ REOs myself. Closed over 100 short sales."
I keep this page for the asset managers, servicers and investors I work with across Flagler, Volusia, St. Johns and Putnam. If you're looking at something here, call me before you bid or write an offer. I'll tell you what I know about the property and the street.

"Bank-owned / foreclosure" and "short sale" are the special-sale boxes the listing agent checks in the MLS. Many St. Johns and Putnam listings are only in the Northeast Florida MLS, so those two counties show fewer here.

New bank-owned and short sale listings, the coming week's auctions and any new HUD homes in the counties you pick, in one short email from me.
A bank-owned (REO) home already belongs to the lender after a foreclosure, so the bank is the seller and can usually close on a normal timeline. In a short sale the seller still holds title and is selling for less than the loan payoff, so the lender has to approve the price, which takes longer.
Each county's Clerk of Court sells foreclosed property online through RealForeclose. Bidders register, put down a deposit (5% of their highest bid) ahead of the sale, and the winner pays the balance by 4 PM the same day. Property is sold as-is, there are no inspections, and some sales are cancelled before the auction.
Yes, after the first window. New HUD homes go first to buyers who will live in them; once that period ends, investors can bid too. A HUD-registered broker submits the bid.
You can call the listing agent, but your own agent works for you on price, inspections and the bank's addendum. I'm happy to help either way, and I'll tell you up front who I represent.
