Flagler & Volusia Home Prices Held as Mortgage Rates Hit 7.28%

Flagler & Volusia County Real Estate Market Update — September 2026

Two minutes on what Flagler and Volusia homes did in September while mortgage rates spiked, why prices held, and two things to do about it.

Fewer homes for sale means less competition if you're selling, and less to choose from if you're buying.

Every arrow is the same colour. The arrow shows which way the number moved, not whether that's good or bad, because that depends on whether you're buying or selling.

The written version

Rates spiked. Prices here held.

On October 1, the 30-year mortgage rate jumped to 7.28% (Freddie Mac), the highest in nearly 3 years and the biggest one-week jump in 4 (Realtor.com). In 5 weeks, that rise cost a buyer on a $2,000 monthly budget about $19,000 in buying power. Nationally, more than 1 in 5 listings cut their price in September.

Flagler and Volusia held up. Homes for sale were down 13% from last September. Homes that sold went in 81 days, 8 days faster than a year ago, and sellers got 98% of asking, matching the best of the year. The median sale price held at $351,000.

The catch. Closings fell 12% from a year ago, and months of supply crept up to 5 and a half, about where it was last September.

Why prices are holding while sales slow.

There's still 13% less to choose from than a year ago. What's slowing sales isn't price, it's payment. And builders know it: a lot of new construction never shows up in our MLS, and their rate buydowns look even better with rates above 7%.

For anyone holding property here: prices are holding, and homes are still selling at 98% of asking. For agents: price it right the first time, and tell every buyer to get 3 lender quotes.

Dave's Hot Take & Cool Tip for September

Hot Take

The rate spike didn't break prices here. It thinned out the buyers. The homes that sell are priced right from day one, and they're getting 98% of asking. Don't chase the market down with a cut every few weeks. Price it right the first time.

Cool Tip

Tell every buyer to get 3 lender quotes. Realtor.com found that the best and worst rate borrowers get ran almost a full point apart. A few days of shopping can save you thousands.

Thanks for checking out this month's Market Update & More. Be sure to stick around for my Hot Take & Cool Tip for the month.

On October 1st, mortgage rates jumped to 7.28%, the highest in nearly 3 years and the biggest one-week jump in 4. In 5 weeks, that cost a buyer on a $2,000 monthly budget about $19,000 in buying power. And nationally, more than 1 in 5 listings cut their price in September.

I'm Dave Petkovsek, now here's Flagler and Volusia.

Homes for sale are down 13% from last September. Homes sold in 81 days, 8 days faster than a year ago, and sellers got 98% of asking, matching the best of the year. The median price held at $351,000.

The catch? Closings fell 12% from a year ago, and supply crept up to 5 and a half months. That's about where it was last September.

So why are prices holding while sales are down? There's still 13% less to choose from, right? And what's slowing sales isn't price, it's payment. Builders know it. A lot of new construction never hits our MLS, and their rate buydowns look even better at 7%.

Here's my Hot Take. The rate spike didn't break prices here. It thinned out the buyers. The homes that sell are priced right from day one, and they're getting 98% of asking. Don't chase the market down with a cut every few weeks. Price it right the first time.

Cool Tip: tell every buyer to get 3 lender quotes. Realtor.com found that the best and worst rate borrowers get ran almost a full point apart. A few days of shopping can save you thousands.

That's your update. We'll see you next month.
