Before you buy: the cost of owning
Price is only part of it. In Florida, taxes, insurance and flood risk can change the monthly cost a lot from one home to the next.
Property taxes
A buyer's taxes are based on the new purchase price, not the seller's bill. A homestead exemption lowers them once it's your primary home.
Insurance
Roof age, wind mitigation and the year a home was built all move the premium. Get a quote before you make an offer, not after.
Flood zone
Check the flood zone for any address, and ask whether flood insurance is required or just smart.
